I couldn't agree with you more Mary! This is a buyers market, not to mention it is the Holiday season, This does not mean they are going to give away their homes, most won't.. but you will definately get all of your closing paid and possibly alittle more. If you are looking for a steal of a deal, be patient but work quick! Put in as many offers right now as you can.

I think it is still a buyers market but that will be changing fast as the spring approaches! It did not take me long at all to find the place I wanted. (Many thanks to Sarah!)

Obviously the previous blogger (Melia) knew nothing about this market and the oversaturation of houses/condos/new houses, combined with the tightening of mortgage lending practices. It will be a buyers' market for quite sometime. I guess my experience as a buyer during the last buyers' market (1999) allows me to make this statement--but hey hindsight is always 20/20; but with a LTV of 41%, I am not complaining nor am I out here taking equity out of my house either.
I advise people to wait even until 2008 to buy--keep forcing these prices down.

Hey Kelli, can you tell me when the last time in history we had these low rates at the same time as sellers willing to negotiate and pay closing cost??? Does anyone know? If the market continues to slow and rates rise (which they will) buyers would have missed their opportunity. Opportunity knocks once ...
